BSA partnered with Central Health to deliver an adaptive reuse healthcare design project that centralizes the organization’s specialty clinics and administrative offices under one roof. This transformation of a former retail building into the new Central Health at Hancock Clinic reflects the client’s commitment to accessible, community-focused healthcare.

The 196,000-square-foot facility spans three floors. The ground level dedicated to Central Health’s Specialty Care and CommUnityCare Primary Care services. This includes dental, imaging, laboratory, and pharmacy services. The remaining floors will house Central Health’s new administrative headquarters. A lower-level conference area will support board meetings and public functions for both Central Health and CommUnityCare.

Project Challenges and Stakeholder Engagement

This adaptive reuse healthcare design project posed unique challenges. As such, our team worked around a major highway expansion and honored the sentimental significance of the site. BSA led early planning sessions to determine the program and standardization needs. We closely engaged with stakeholder groups such as Central Health leadership, physicians, and board members.

Research-Informed Design Insights

BSA’s research team contributed valuable insights to the project through their study, Designing for Dignity and Improved Comfort: Elevating the Outpatient Waiting Experience through Design. This research assessed patient and visitor experiences in outpatient waiting areas. Even more, it highlighted the impact of environmental features on alleviating anxiety and improving comfort across age groups and cultures. Behavioral observations, staff surveys, and interviews revealed unmet needs and opportunities for improvement. This informed design strategies to enhance waiting room environments and reduce perceived wait times.

Streamlined Delivery and Patient-Centered Design

Finally, to meet the client’s speed-to-market goal and reduce dependence on leased space, BSA’s project management team streamlined processes while maintaining quality and stakeholder alignment. The final design integrates clinic pods, self-rooming models, and clear wayfinding—enhancing both patient and staff experience. Standardized exam rooms and well-designed waiting areas ensure efficiency and comfort throughout the facility.

This project showcases BSA’s thoughtful approach to adaptive reuse healthcare design, turning a previously commercial space into a vibrant hub for integrated care and community wellness.
